What is Property Management?

Property Management has four core aspects:

1. Collect Rent

2. Pay Expenses

3. Bookkeeping and Statements

4. Repairs (Communicate with Tenants)

1. Screen and help select tenants: We may meet with every tenant prior to recommending to accept an applicant

2. Receive and review tenant applications: Includes credit/background check

3. Rent Collection: Includes late payment administration

4. Maintenance / Repairs: We coordinate independent repair vendors for better quality control. We do not profit from repairs and maintenance. 

5. Eviction Coordination: We coordinate with an unlawful detainer attorney. We offer court appearances (seperate charge).

6. Payables / Receivables: Pay and track estimates and invoices.

7. Bookkeeping: Income Statements, Balance Sheets, Reconciliations

8. Vendor Relations/Coordination: Handyman, Plumber, Gardening, Electrician, A/C, Pool, Pest and so much more…

9. Financial Reports: Monthly and as needed, including for tax preparation.
